
One of the biggest new leases in the city thus far this year is for the retailer American Eagle Outfitters Inc., which is moving its headquarters from New York City to Madison Avenue.
An anonymous source with knowledge of the situation claimed that the shop has inked a 20-year lease for 338,085 square feet (31,409 square metres) at 63 Madison Ave. The source requested anonymity due to sensitive information.
According to a representative for American Eagle, the 63 Madison facility, which is situated between 27th and 28th streets, will assist provide its New York-based operations a wider footprint so they may be housed together. Mitti Liebersohn, David Goldstein, and Anna Erickson, brokers with Savills Plc, were in charge of representing the retailer. Savills and landlord George Comfort & Sons both declined to respond through spokespeople.
While office demand has been slow to bounce back in the city since the pandemic, tenants have been favoring new or renovated buildings with amenities. American Eagle, which has offices at 401 Fifth Ave., will be moving to a 15-story building near Madison Square Park that was renovated in 2022, according to George Comfort & Sons’ website.
