The Karnataka government has cut industrial land prices at the Ballari Jeans Park by 50 per cent in a renewed push to attract textile and apparel investments, accelerate project execution and generate large-scale employment in North Karnataka.
Industrial land at the park will now be available at Rs. 67.50 lakh (US $ 75,000) per acre, down from Rs. 1.35 crore (US $ 150,000) per acre. Officials said the reduction is aimed at drawing industrialists, particularly small and medium-sized textile and garment manufacturers, who had earlier cited high land costs as a key barrier to entry.
The Ballari Jeans Park has been conceived as a dedicated textile and apparel manufacturing hub focused on denim and value-added garment production. Previous policy statements and industry briefings have highlighted plans for an integrated ecosystem encompassing fabric processing, garmenting, washing and finishing units, along with common infrastructure to support exporters and domestic brands.
The project is part of the state’s broader strategy to decentralise textile manufacturing away from traditional clusters and promote industrialisation in North Karnataka, a region that has lagged in large-scale manufacturing investments compared with the southern districts. The park is expected to create significant direct and indirect employment, particularly for women, once fully operational.
Officials said the revised pricing is intended to speed up project grounding, improve investor viability and revive interest from firms that had earlier deferred decisions due to cost concerns and delays in land allotment. Industry associations have previously said that competitive land pricing and shared infrastructure are critical for making large apparel parks commercially sustainable.
The government believes the move will strengthen Karnataka’s textile and apparel ecosystem, boost regional exports and support the state’s ambition to emerge as a major denim and garment manufacturing base. Earlier reports have indicated that the Ballari Jeans Park is expected to play a complementary role to other large textile initiatives in the state by focusing specifically on denim-led manufacturing and employment-intensive apparel units.
According to officials, Congress leader Rahul Gandhi is expected to be invited for the bhoomi puja ceremony of the project, signalling the political importance attached to reviving and fast-tracking the long-delayed industrial park.
With land costs now halved, the state hopes the Ballari Jeans Park will gain fresh momentum, translating policy intent into on-ground investment, factory construction and job creation over the coming years.
